New Legal Requirement: Rental Registration Numer (NBA)

As of 1 July 2025, a new regulation has come into effect that requires the inclusion of a Rental Registration Number (NBA) in all listings of properties or individual units intended for short-term rentals through digital platforms such as Airbnb, Booking, Rentalia, and similar. 

This measure forms part of Royal Decree 1312/2024 and Regulations (EU) 2022/2065, and aims to improve transparency and control in the holiday rental sector. 

What is the NRA and how do you obtain it? The Rental Registration Number (NRA) is an identification code that must be obtained by the property owner via the website of the Spanish Association of Registrars. This number must be included in any advert published on digital platforms that allow remote rental agreement. 

Who is affected by this requeriment? This regulation applies to all properties or accommodation units intended for short-term-rental that are listed on digital platforms. 

Who is exempt? You are exempt from this requirement if the rental in managed through a registered real estate agent (API). In these cases, where the property is lested and handled professionally, no NRA is required.
