Documents a Tenant Must Provide to Rent a Flat.
Before signing the rental agreement, the landlord or lettin agency will usually request certain documents to verify the tenant's identity and financial reliability. The most common requirements are:
Personal documents:
- ID card / NIE
- For foreigners:documents proving legal residency or stay in Spain.
- Updated employment history (social security record)
Proof of income:
- Annual income tax return (Declaración de la Renta, IRPF): used to assess annual income.
- Quarterly tax filings (Form 130 for income tax or Form 303 for VAT): shows ongoing activity.
- Social Securty payment receipts: proof that you're up to date with your contributions.
- Recent banck statements: Often requested to show regular cash flow.
Guarantor or additional guarantees (if required)
- Joint guarantor (a person who will be liable in case of non-payment).
- Additional deposit or rental guarantee insurance, if requested by the landlord.
*Important: Guarantors must pay a 1% tax on the total rent amount (PFC form).
